  •        Property Inspections
    This inspection provides the current condition of the property, the
    occupancy/vacancy status and if there are any existing or potential
    conditions that could impact the value of the premises. We will NOT
    CONTACT the occupants of the property when completing this type of
    inspection. If the property appears to be vacant, we will attempt to verify
    the vacancy status
    with a neighbor.

  •        Foreclosure Inspections  
    This inspection provides the current condition of the property, the
    occupancy status and if there are any existing or potential conditions that
    could impact the value of the premises. Any regulatory requirements
    regarding the frequency of inspections for the loan type, unless
    otherwise instructed, will be followed. An attempt will be made to identify
    the occupants of the property and, when possible, provide the first and
    last names of all adult occupants. Identification
    of the occupants is not guaranteed for this inspection type. If the
    property appears to be vacant, we will attempt to verify the vacancy
    status with a neighbor or tradesman. The standard completion objective
    is dictated by the regulatory requirements for the loan type.

  •        Bankruptcy Inspections
    This inspection provides the current condition of the property, the
    occupancy status and if there are any existing or potential conditions that
    could impact the value of the premises. We will NOT CONTACT the
    occupants of the property when completing this type of inspection. If the
    property appears to be vacant,
    we will attempt to verify the vacancy status with a neighbor.

  •          Sale Date Inspections
    Contact inspection for occupancy performed on the foreclosure sale date
    as provided by client. If contact is not made with occupant we will check
    with neighbors, check the name on utilities and check local phone books
    for listings. Communications with third parties are limited to inquiring
    about the name
    of the property occupant.

  •        Insurance Loss Inspections
    This inspection provides the inspector's opinion of the approximate
    percentage of repairs completed based on the type and dollar amount of
    damage. We will attempt to make contact with the homeowner within 72
    hours of the inspection request date.

  •        Commercial Inspections
    The visual examination and observation of an income producing property.
    There are a large variety of commercial inspections and the inspections
    normally occur on an annual basis and a variety of forms are to be
    completed during the inspection depending on the type of commercial
    inspection. The
    field rep will be asked to inspect at the least the exterior of the property
    and
    may be asked to inspect the interior, the warehouses, the production
    facilities,etc. Commercial inspections are nothing more than property
    inspections in a different environment. The field rep is not at the
    commercial establishment to inspect the commercial activity but to
    inspect the physical property that houses the commercial activity.

  •        Rush Inspections
    Any of the other inspections that are needed in a shorter time frame.

  •        Monthly/Weekly Inspections  
    Visual exterior inspection for occupancy verification per investor/insurer
    guidelines and/or client instruction with property description.
